According to HDB's key collection guide, buyers get an email and SMS within 2 weeks before the appointment, telling them to log in to MyHDB Page for the appointment letter. If you're waiting for your friends to share the date, two weeks is roughly what you'll get.

The appointment is at the HDB Sales Office at HDB Hub, Lorong 6 Toa Payoh, and applicants attend in person. Nobody collects keys at the flat. A gift sent to the new address that morning may end up sitting outside a locked gate, so hand it over after the appointment or send it to where they live now.

Under the Agreement for Lease, buyers must take possession within 1 month of HDB's notice, so key collection rarely slips far. Moving in is another matter. Renovation comes first, and the housewarming comes after that.

So there are really three moments: the day they get the keys, the first visit once the contractors leave, and the housewarming party. A small gift on the day and a bigger one later is a sensible split.

Key collection gift ideas for a flat that's still empty

Think about what they'll do that afternoon. Many owners head straight from Toa Payoh to the new flat to look around, check for defects and take photos of the bare rooms. Gifts that help with that first visit land better than decor.

Every BTO launch has a sales brochure on the HDB website, and it shows the floor plan for each flat type in the project. If you know the project name and whether it's a 3-room, 4-room or 5-room flat, you can usually find the layout there. The owners will also have seen it when they booked, so a quiet word with their family may turn it up.

Send it to us as a JPG, PNG or PDF. A clear screenshot of the brochure page is fine. So is a hand-drawn plan, as long as the rooms are clear.

If they're hacking a wall or turning a bedroom into a study, mark it on the plan or sketch the change. The frame can show the flat the way they'll live in it rather than the way it was drawn. If you're keeping it a surprise and can't get the plan yet, order first and send it later. You approve a digital preview before anything is cut, and if the plan you send is bare, the preview shows furniture placed in each room for you to check.
